Terms & Conditions

These Terms & Conditions (“Terms”) govern your access to and use of Kai Property Management’s website and application (the “Service”). By creating an account or using the Service, you agree to these Terms. If you do not agree, do not use the Service.

1. The Service

Kai Property Management provides tools for landlords and tenants to manage properties, leases, rent payments, and maintenance requests. Landlords may subscribe to a paid plan to unlock additional features, as described on our Pricing page.

2. Accounts

You must provide accurate information when creating an account and are responsible for maintaining the confidentiality of your login credentials and for all activity under your account. You must be 18 or older to use the Service.

3. Subscriptions and Payments

Paid plans are billed monthly in advance and renew automatically until canceled.
Payments are processed by Stripe; we do not store your full card details.
You may cancel your subscription at any time from Settings; access continues through the end of the current billing period.
Fees are non-refundable except where required by law.
We may change subscription pricing with advance notice; continued use after a price change constitutes acceptance.

4. Rent Payments Between Users

Where the Service facilitates rent collection between a landlord and tenant, Kai acts solely as a technology provider connecting users to Stripe’s payment infrastructure. Kai is not a party to the lease agreement between landlord and tenant and is not responsible for disputes, refunds, or the accuracy of amounts entered by users.

5. Acceptable Use

You agree not to:

Use the Service for any unlawful purpose or in violation of any applicable housing law
Submit false or misleading property, lease, or payment information
Attempt to interfere with, disrupt, or gain unauthorized access to the Service
Use the Service to harass or discriminate against another user

6. Landlord and Tenant Responsibilities

Landlords are solely responsible for complying with applicable landlord-tenant laws, fair housing laws, and the terms of their lease agreements. Kai does not review or approve leases created by users and makes no representation as to their legal sufficiency.

7. Intellectual Property

The Service, including its design, code, and branding, is owned by Kai Property Management and protected by intellectual property laws. You retain ownership of the content you submit (property details, lease documents, messages), and grant us a license to use it solely to operate and improve the Service.

8. Termination

You may stop using the Service and delete your account at any time from Settings. We may suspend or terminate accounts that violate these Terms or applicable law.

9. Disclaimers

The Service is provided “as is” without warranties of any kind, express or implied. We do not guarantee the Service will be uninterrupted, error-free, or secure.

10. Limitation of Liability

To the maximum extent permitted by law, Kai Property Management is not liable for indirect, incidental, or consequential damages arising from your use of the Service.

11. Changes to These Terms

We may update these Terms from time to time. Material changes will be reflected by an updated effective date above. Continued use of the Service after changes take effect constitutes acceptance of the revised Terms.

12. Governing Law

These Terms are governed by the laws of the United States and the state in which Kai Property Management operates, without regard to conflict-of-law principles.
